Full payment is required in order to reserve the condo
A refundable $350 damage deposit is due at reservation time
We do not accept bookings of less than 7 nights if requested more than 6 months in advance.

How does it work?

When you are certain of your dates, contact us to lock in your reservation.
We will issue you an invoice, which you can pay using a Paypal, Zelle, Venmo or CashApp account. (Paypal may incur a fee.)
After checkout and cleaning, your deposit will be refunded to you via your preferred method. (If a check or international payment, a fee may apply).

No Smoking Allowed!
Smoking anywhere in the condo or the balcony area will result in losing some or all of your damage deposit.

No Pets Allowed!
Bringing a pet will result in losing some or all of your damage deposit.

Number of guests allowed is not to exceed condo capacity, which is currently 6 (six) people or 7 (seven) when travelling with an infant.

Cancellation:
All cancellations must be received in writing and confirmed. Cancellation charges apply with the following rules:

  • More than 90 days prior to the arrival date: a 0% fee will apply (100% refund)
  • Between 90 and 30 days before arrival date: 25% fee will apply (75% refund)
  • Less than 30 days before arrival date: No refund will be issued.
  • Early departure: No refund will be issued.
  • Deposit will be fully refunded at cancellation


Damage Deposit:
The damage deposit will be refunded following check out, subject to the following terms and conditions:

A) Guest checks out of condo by 11 AM on date of departure (unless otherwise pre-arranged)
B) No damage is done to the premises or its contents (normal wear and tear is not considered damage)
C) No smoking in the condo has occurred. This includes the patio balcony area
D) No linens, towels, kitchen items, electronics, furniture or any other items of personal property of owner are missing or damaged
E) Guest has paid all charges relating to guest’s occupancy of the premises
F) No expenses or charges related to guest’s unlawful use of the condo or fines from the HOA related to the stay have been incurred
G) Guest’s liability for repair of damage to the premises or replacement of property due to damage or theft is not limited to the amount of security deposit and guest acknowledges that guest is fully responsible for all losses and damages incurred

Other fine print stuff:

By renting our property, you are agreeing to all the terms and conditions of this Rental Agreement and Contract (the “Agreement”). This is a legally binding agreement made and entered into as of the Reservation Date with the condo owner for the duration of the Rental Term for the Total Rental Fee, deposit and other good and valuable consideration as described herein.

The condo is provided in “as is” condition. Owner shall use its best efforts to ensure the operation of all amenities in the condo, such as internet access, telephone and cable TV access as applicable. Owner shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest shall use the condo for residential purposes only and in a careful manner to prevent any damage or loss to the condo and keep the condo in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the condo for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the condo.

Guest acknowledges that “Windsor Hills Resort” is a separate entity from the condo and anything that occurs on Resort grounds, outside of the condo, is not the responsibility of the condo owners. Guest acknowledges that use of Windsor Hills Resort owned amenities such as hot tub, pools, water slides, exercise equipment, playgrounds, tennis courts and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children, and such use is at the Guest’s own risk. Guest acknowledges that Windsor Hills Resort amenities are controlled solely by the Resort staff and access to them is not guaranteed by owner.

There must be at least one member of the party over the age of 25.

Though unlikely, it may be necessary for the owner or other’s hired by the owner to enter the premises in order to perform routine maintenance and/or repairs.

The owners of the property accept no responsibility whatsoever for any loss of rental time due to delays or changes arising from circumstances outside of our control.  These circumstances include but are not limited to war or threat of war, fire or adverse weather conditions, government action, technical problems with transport, closure or congestion at airports, cancellations or changes of schedules by airlines, errors and/or omissions by any third party such as a travel agent, ticket agent, car rental agency or utility provider.

The owners accept no responsibility or liability for loss or damage to personal items while traveling to the property, staying in the property or after departure from the property.

Guest shall not assign or sublease the condo or permit the use of any portion of the condo by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants under this Agreement.

Guest hereby waives and releases any claims against the owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the condo, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.
